A property inventory report is a detailed written and photographic record of a rental property’s condition and contents at the start of a tenancy. It documents walls, floors, ceilings, appliances, furniture, fixtures, meter readings and cleanliness.
This report protects landlords, tenants and letting agents by providing clear evidence in case of deposit disputes.
Technically yes, but a self-compiled report will not hold up in a deposit dispute. Deposit protection schemes including TDS, DPS and MyDeposits require evidence from an independent third party. A report compiled by the landlord or agent is not considered independent and will be challenged by adjudicators.

A check-in assumes a full property inventory already exists from a previous tenancy. The clerk visits the property, reviews the existing inventory, records any changes in condition since the last check-out, takes meter readings, tests smoke alarms and hands over the keys. It does not create a new property record from scratch.
An inventory & check-in combines both in a single visit. The clerk creates a brand new full inventory — documenting every room, every fixture, every fitting and every appliance from scratch — and then conducts the full tenant handover on the same visit. This is
