A property inventory is a binding legal document that provides a written and photographic record of the condition of a property and its contents.

A check in report is conducted at the beginning of a tenancy. It inspects the property and compares it to the inventory to represent a clear and indisputable record that can be used to decipher liability on any damages that may have been caused.

 

At the end of the tenancy a check out inspection is conducted and compares the condition of the property with the check in report. Discrepancies are noted and recommendations are made for liability on any damages or breakages.

A mid-term report provides clarity on how a property and its contents are being maintained. A major benefit of an interim inspection is keeping a detailed report of any dilapidations or damages to the property that need immediate attention.

 

Yes, you can but it will not hold up in a court of law. In order to be legally binding your report must have been prepared by a neutral party. A landlord or letting agency will not be considered neutral.

Yes. An inventory report does not just cover the contents within the property but also describes the quality of decoration, details any deficiencies and damages plus specifies all furnishings, fixtures and fittings.

We are open from Monday to Friday from 09:00 to 18:00. Closed on Saturdays and Sundays.

We will deliver your report as a pdf within 48 hours. We will email the report to the booker. Please be aware that we are legally not allowed to send this to any other party unless instructed in writing.
